Peters Township Council to hold public hearing on proposed development

McMURRAY - Peters Township Council will hold a public hearing before its regular May 26 meeting on the proposed Venetia Point townhouse development on Venetia Road.

Council gave approval Aug. 14, 2006, for Martik Brothers to build 24 townhouses on a 6.6-acre parcel at 661 Venetia Road, near the intersection with Bebout Road.
The developer now is requesting permission to build 33 units on the site, according to a letter to the township.
The townhouses had been proposed to be built in four- and six-unit structures, and each unit had been planned to be 3,150 square feet. Martik Brothers is now proposing four-unit structures with 2,362 square feet in each unit, and six-unit structures of 2,115 square feet in each unit, according to the letter.
The developer states in the April 3 letter that this change will allow it to drop the price of the units by $25,000 to $26,000.
Council had previously granted a rezoning request on May 22, 2006, to change the parcel from R-1 single family residential to R-2 multifamily. Both the township planning commission and the township's planning staff were in favor of the rezoning the property, which is across the street from the Venetia Neighborhood Commercial District.
The parcel is adjacent to about 350 acres in the Planned Residential Development overlay district, which could be developed with a mixture of single family homes, townhouses, duplexes and garden apartments.
