WAYNESBURG – The company that owns the Holiday Motel on East High Street in Franklin Township has proposed constructing a new 36-unit efficiency motel on property next to the existing motel.
Nikita Lodging LLC presented plans to township officials for construction of a new motel that will be built on 0.57 of an acre of land east of the existing motel.
The plans will be the subject of a zoning hearing Tuesday before the Franklin Township Zoning Hearing Board. The company is seeking variances for the size of its proposed parking spaces as well as setback requirements, said Steve Coss, township code enforcement officer.
The property is in a commercial zone under which a motel is a permitted use. However, the company has proposed a parking space size smaller than that required by the zoning ordinance. The proposed spaces would each be 9 feet by 18 feet, while the ordinance requires a space of 10 feet by 20 feet.
In addtion, setback requirements for a motel require the building be at least 100 feet from a roadway and 50 feet from the property line. The proposed plan meets neither of those requirements, Coss said.
The plan was reviewed Tuesday by the township planning commission, which recommended it not be approved as presented because of concerns regarding the parking space size and the width of the parking aisle. Those parts of the plans could be revised in a future plan submission, Coss said.
The township planning commission Tuesday also recommended approval, with conditions, of plans by Kirby Development LLC to construct a 45-home residential development on a 17 acre parcel of land off Powell Lane. The supervisors earlier approved a sewage planning module for the development.
The commission also recommended approval, with conditions, of a two-building, 10-unit townhouse development off Center Avenue proposed by Camco Construction.
