Motto Mortgage Keystone is ready to assist with mortgage needs

Greg Incardona has been in the finance business since 1995.

He spent years working for banks, mortgage companies and financial planning firms, but when the opportunity came to own his own franchised office, Incardona jumped at the chance.

He joined and opened Motto Mortgage Keystone in 2021.

“I help with residential financing whether the customer is buying their first home, refinancing or borrowing on their equity,” Incardona said. “There are several advantages to going with a mortgage broker versus a bank.”

Incardona said brokers often offer better interest rates because they are working with 12 to 15 different lenders.

He’s licensed and independent which means he’s talking to customers on nights and weekends regularly, and the closing is typically faster. In addition, the customer isn’t paying Incardona at all.

He’s paid through the lender and has time to focus on walking people through the process and finding the right fit for them.

“This is an emotional business. A lot of people don’t realize that, so the more I can teach someone what’s next in the process, there are no surprises, and it’s a better experience,” Incardona said. “Closing quickly and efficiently gives people security. Too often, we’re packing boxes and waiting till the last minute to find out if the paperwork went through.”

Buying a home can be stressful and whether purchasing a first home or trying to sell one and buy another, most people are concerned about their credit scores, the mortgage payments and down payment requirements.

What Incardona offers comes with some education and ease throughout the process.

“My experience makes a big difference. There’s not a situation I haven’t seen or come across. Anyone can be ready to buy a house in a year’s time if they want the help,” Incardona said.

He’s even beginning to see generations of families purchase their first home.

“My son has referred some of his friends to me. It’s funny to work with kids that I was playing in the backyard with … but time and time again, they go back and tell my son, they like how I answered all of their questions,” Incardona said.

Regardless of the circumstances, he sees a need for all to learn more about the process and even teaches a Junior Achievement class.

“This stuff needs to be taught in high school and college. So many don’t know how to manage credit, buy a mortgage or plan for retirement,” Incardona said. “I tell the kids, that person with the house up on the hill doesn’t necessarily make more money than the person at the bottom of the hill. They’ve just learned different financial strategies. Be careful with comparing one to the other.”

Born and raised in Western Pennsylvania, Incardona loves helping his community. He knows the school districts, the job opportunities and the best prices around.

Helping them with whatever the need is, is his favorite part of the job.

“I like the closing. Everyone is happy. People are excited and everything is settled,” Incardona said. “I firmly believe a mortgage is a financial tool and not a debt. There’s a lot of talk about interest going up to 7% and 8%, but you’re buying an appreciating asset. The value of the home is also going up, so I say, buying is always better.”
