Summertime and the listings are easy.

Home listings in August increased for a fourth consecutive month throughout the region, according to statistics released Tuesday by West Penn Multi-List Inc. The Pittsburgh-based company tracks residential sales in 13 Southwestern Pennsylvania counties, including Washington and Greene.

“We’re glad to see this trend has continued throughout the summer,” George Hackett, president of Multi-List, said in a statement. He also is president of Coldwell Banker Real Estate Services, Pittsburgh.

“Not only have new home listings increased these past four months, but also most major indicators have increased, so we are in a good place heading into the fall season.”

Data from last month compared with August 2013 shows increases in categories:

• New listings, 1.63 percent (from 3,560 homes to 3,618);

• Homes placed under agreement, 3.99 percent (from 3,537 to 3,678);

• Average sales price, 4.38 percent (from $178,095 to $185,896).

Also, the average days on the market last month dipped 2.78 percent from August 2013 (from 72 to 70).

Hackett said year-to-date figures also are favorable when compared with January to August 2013.

“The inventory of homes just about broke even,” he said. “We’re no longer operating under a significant deficit of new listings.”

Data for 2014 compared with the first eight months of 2013 show:

• New listings decreasing a minuscule 0.01 percent (from 27,592 to 27,590);

• Homes placed under agreement dropping 2.52 percent (from 27,789 to 27,089);

• Average home sale price increasing 1.64 percent ($171,799 to $174,608);

• Average days on the market dipping 3.41 percent (88 to 85).

West Penn Multi-List also serves Allegheny, Armstrong, Beaver, Butler, Clarion, Fayette, Indiana, Lawrence, Mercer, Somerset and Westmoreland counties.
