Jack Piatt, who is best known for creating one of the most successful mixed-use business parks in Pennsylvania with Southpointe, is launching another real estate project that will be much closer to his home … literally.

On Monday, the Piatt family announced the development of their 110-acre Sulky Manor Farm in Chartiers Township into a luxury housing development.

According to a news release issued Tuesday, the development, called Piatt Estates Chartiers, is less than a mile from Interstate 79 at Racetrack Road, and will consist of 178 lots ranging from one-quarter acre to 2 acres that will have three components of housing.

“Given the proximity to Tanger Outlets, I-79, The Meadows casino as well as the other developments near Racetrack Road, we know there is a need in the area for quality housing,” said Marcus Piatt, president of Piatt Estates.

He later said his father will remain a resident at the site, retaining a roughly 4-acre compound that contains his home and other buildings.

Jack Piatt is chairman of Millcraft Investments, which is headquartered in Southpointe and is currently involved with a number of residential and commercial real estate projects in downtown Pittsburgh.

Marcus Piatt, who also is vice president of Millcraft’s hotel division, said the Piatt Estates project is being developed separately from Millcraft Investments.

The first component of the new housing development will be 33 estate properties, luxury single-family homes on one-half-acre to 2-acre home sites. The luxury homes will be built by Primrose Homes of Cranberry Township, a builder of custom homes.

Piatt said there will be model homes constructed and luxury custom packages priced from about $550,000.

The second and third components, both of which will be built by State College-based S&A Homes, will consist of 65 single-family lots starting in the low $300,000s. The third component will be 79 patio home lots with prices starting around $260,000. The patio homes will focus on single-level living.

Piatt said Tuesday the project is being driven by the need to add a variety of family home options to the Racetrack Road area, which has seen extensive commercial real estate development over the past several years with the arrival of The Meadows Racetrack & Casino and Tanger Outlets.

“Everybody who has jumped in has jumped in on the commercial side,” Piatt said.

He said the Piatt Estates project, which is less than a mile from the Racetrack Road corridor, should appeal to people working in the oil and gas industry who are driving north toward Pittsburgh or south to Waynesburg, as well as others who work in Southpointe or the surrounding area.

Piatt said the project has received preliminary approval from Chartiers Township, and is expected to receive final approval soon.

A July groundbreaking is being planned.
